When considered carefully and executed well, the builds on corner blocks can bring a range of benefits.
Along with the option to subdivide in the future, as well as providing better cross ventilation, corner blocks allow for greater surveillance and better access, InVogue Homes Design Manager Brad McDonald told New Homes.
“The number of neighbours is reduced when building on a corner block. Instead of the usual three, you have just two,” he said.
“This increases the level of privacy and can expand the design possibilities, as there won’t be any overlooking issues with side neighbours.”
Mr McDonald said to avoid leaving the secondary street facade blank and maximise the opportunity to express your own style. The floor plan, facade and site layout rests in the hands of the design stage.
“Corner blocks allow you to make a strong statement with your homes’ elevation. Dual street fronts give you the opportunity to showcase features and finishes on double the surface,” he said.
“The abundance of light a corner block provides is second to none. By having two unobstructed walls, the number of potential windows which can be incorporated into the design will increase natural light substantially.”
Despite the range of benefits which come with building on a corner block, Mr McDonald said to consider the build carefully to make sure it went smoothly and to reap the most rewards.
Local government area secondary street requirements are one to look out for, as well as how to execute the best access for vehicles and pedestrians alike.
Another consideration is if the build is placed too close to the secondary street, the outdoor area may not reach its greatest potential.
“It’s important to build with an experienced builder who will help you consider local government requirements around access and secondary street setbacks, as well as a superior design team with decades of experience in maximising the potential of the site,” Mr McDonald said.

“The home is light and open, which is achieved through the clever use of windows and courtyards to flood the home with natural light,” he said.
The display home showcases how narrow living and family living can go hand in hand, fitting four bedrooms, two bathrooms and a powder room into the floor plan.
“For a narrow-lot design, the home packs in a lot of features for a really sharp price,” Mr Ilias said.
Inside, the intimate entry reveals an office off to the side before continuing through to the sweeping central living areas.
The space seamlessly extends through to the outdoors, while next to the living space is the inviting home theatre.
Yet, the true hero of the space is the glamorous kitchen, with its streamlined design.
“The kitchen in The Alpha is really quite special,” Mr Ilias said. “It is spacious, light-filled and really feels like the heart of the home.”
Among the key features in the kitchen are the floating island bench, highlight splashback window and a voluminous walk-in pantry and scullery.
“We named this home The Alpha as we felt it was really a leading-edge display in terms of narrow-lot living and a home a lot of people would include at the top of their lists when looking for the perfect narrow- lot design,” Mr Ilias said.
Upstairs reveals the sleeping quarters, with the narrow design lending to great zoning for a family.
The kids’ quarters sit on one side of the stairwell, while the luxurious master suites sit on the other side to provide peace and quiet while still being within close reach.
“There is a balcony off the master bedroom upstairs, as well as a generous ensuite and walk-in robe,” Mr Ilias said.
The feature-packed home comes together with a stylish elevation that plays with texture.
“The elevation of The Alpha uses a mix of materials, colours and eye-catching angles to provide a compelling street presence,” Mr Ilias said.
The Alpha is open for viewing on Saturdays and Sundays from 1-5pm and Mondays and Wednesdays from 2-5pm.

Dreaming of a beautiful home in the serene Swan Valley, homeowners Chanelle and David had their wish come true when they engaged the expertise of InVogue to build a sleek four-bedroom, two-bathroom abode in the heart of Dayton.
With the house completed, Chanelle began studying interior design and has been inspired to modify and change a few rooms in her own home while helping friends who are also building.
Chanelle and David sat down with New Homes to talk about the experience of seeing their vision come to fruition.
What prompted you to build rather than buy established?
As a couple we decided to build something that was our own, something we could design and have a say in.
What was your vision for the home?
We essentially wanted a home that we, and later our children, could live, grow and feel comfortable in. I very much doubt we will be selling it for a few years, so we wanted to make it functional for a family.
What’s your favourite part of the house?
We would have to say our bedroom. We have styled it a little differently to the rest of the house by giving it more of a French provincial look. We wanted to create a classy look, but also deliver a vintage feeling in the space.
Would you change anything about the experience?
Looking back, I think it would have been a better design choice to have doubled the size of our wardrobe. That is definitely something we will consider doing should we decide to build again.
Would you ever build again?
We would absolutely love the opportunity to build again. We see building a first home as a stepping stone where you realise the things you loved the first time around and the things you would change next time.
If you could give advice to people who are thinking about building, what would you say to them?
My only word of advice would be to keep in contact with the building supervisor and do regular check-ups on the progress of the build. It is easier to change and amend things as they being done rather than after they have been completed.

“The Astor has been designed to include a private sanctuary for parents at the rear of the home, complete with an office, walk-in robe, ensuite and private courtyard,” Mr McDonald said.
The sizeable master bedroom is linked to a courtyard, a nice place to find some calm and serenity on warm summer nights.
Its large ensuite, two-bowl vanity, freestanding bath and comfortable dressing room add that extra touch of luxury.

Similar detail can be found in the children’s zone upstairs. There are three bedrooms, one bathroom, a generously sized lounge and, for those quieter moments, a nook to curl up in with a book.
“This layout provides private spaces for the whole family while still ensuring that there are enough shared living spaces for the whole family to enjoy,” Mr McDonald said.
A guest suite which is also upstairs opens out to a large balcony which offers stunning views.
The kitchen, which sports cool tones, has a large gleaming bench and a splashback with a modern herringbone motif.
Mr McDonald said that the open layout of the home made it ideal for entertaining.
“The large kitchen directly connects to the dining area, perfect for dinner parties. Summer nights can be enjoyed out in the alfresco with the optional outdoor kitchen.”
“The Astor has a beautiful sense of balance through the use of texture, material and natural light,” Mr McDonald said. “These combine to create a beautiful family home with volume and space.”
